Some observers say, the year 2012 is a good time to buy property. However, do not be impetuous. Not all developers are committed both to consumers. If you buy from rogue developers, do not be surprised if the development and money was flying.
Therefore, before deciding to buy the property, it helps consumers to consider the following matters:
credibility
credibility developers are very important, because with this company consumers make legally binding. Consumers are relatively safer to buy a house from a developer who has gone public. They are generally not affected banking regulations, as have many alternative sources of funds, so the risk of construction delay is not too big.
Reputation developers (as is often disappointing consumers) can be seen from the letters to the editor or media coverage of cases of housing. It could also contact the Real Estate Indonesia (REI), Consumer Foundation, or the Institute of Consumer Advocacy Properties Indonesia.
Look for developers working with the banks because that means they have been evaluated.
Legality
Make sure the area of land that has been issued a certificate built residential parent. Consumers are entitled to inquire and see for yourself the certificate. If the legality of the location of housing to be purchased is a license to the location, very high risk. For that, first ask the parent a copy of the certificate. Good developers will not hesitate to show it.
